Navigating conflict is a natural part of property management, but it doesn't have to lead to damaged relationships or a negative atmosphere. We've developed a better way: The Equity Approach.


The Downside of Quick Fixes and Reactive Responses

Let's face it, when a tenant is upset, our instinct is often to smooth things over quickly. We might find ourselves:

  • Getting Defensive: Focusing on being "right" instead of truly understanding the tenant's perspective.
  • Making Assumptions: Jumping to conclusions about the situation before we've heard the full story.
  • Looking for the Quick Fix: Opting for band-aid solutions that address the symptom but not the root cause of the issue.


While these reactions are understandable, they rarely lead to lasting solutions or a more harmonious community.


The Equity Approach: Turning Challenges into Opportunities

The Equity Approach is about shifting our perspective from "us vs. them" to "we're in this together." It's about recognizing that everyone involved – tenants, property managers, and the community as a whole – benefits from a collaborative and respectful approach to conflict.


Here are the key principles of the Equity Approach:

  1. See the Person, Not Just the Problem: Remember that you're interacting with an individual with their own unique story and perspective. Take the time to understand their experience.
  2. Listen to Understand, Not Just to Respond: Active listening involves paying attention to both the words being said and the emotions being expressed. Ask clarifying questions and reflect back what you hear to ensure understanding.
  3. Make Decisions Together: Instead of dictating solutions, involve tenants in the problem-solving process. Ask for their input, explore options together, and strive for solutions that address everyone's needs.
  4. Value Every Perspective: Even if you don't agree with a tenant's viewpoint, acknowledge the value of their input. Thank them for sharing their thoughts and explain how their perspective is being considered.
  5. Respect is Fundamental: Treat everyone with dignity and respect, regardless of the situation. Maintain a calm and professional demeanor, even when conversations become challenging.

  • Fewer Escalations: Empathy naturally de-escalates tense situations, making it easier to find common ground.

  • Stronger Relationships: Treating people with respect, even during disagreements, builds trust and strengthens relationships, creating a more positive and supportive community atmosphere.
