A Tenant's Guide to Maintaining a Rental Property

Keep your rental home clean, use its fixtures and appliances according to their instructions, and report problems while they are still small. Start with the care information for your actual flooring and appliance models, along with the maintenance instructions for your property.

Everyday care and a repair request can happen together. If something leaks, stops working or appears damaged, let your property manager know. You don’t need to diagnose the cause before reporting what you see.

Choose floor care for the material you have

Ask which surfaces are hardwood, laminate, vinyl or another material, and which cleaning products are suitable. Sweep or vacuum using the attachment recommended for that surface. Wipe up spills promptly, and check the care instructions before using a wet mop, steam cleaner or abrasive product.

For example, Pergo’s laminate maintenance guide recommends a suitable vacuum brush and warns against using too much water when mopping. That guidance applies to its flooring; another product may have different moisture limits and cleaning instructions. Avoid dragging furniture, and ask about suitable protective pads before moving heavy items.

Care for carpet and plan cleaning

Vacuum according to the carpet manufacturer’s guidance and address spills with the recommended method. Ask your manager about an unfamiliar stain or cleaning product before trying it across a larger area. Report persistent dampness, damage or an odor that remains after ordinary cleaning.

Before arranging professional cleaning, check the carpet’s care instructions, your lease and the property’s maintenance guidance. Confirm the appropriate timing, who will arrange and pay for the cleaning, and any required method with the manager.

Report plumbing problems before attempting a repair

A dripping faucet, recurring clog or slow drain gives the manager something specific to investigate. Note the fixture, when the issue began, whether it is constant or intermittent, and any visible water. Report active leaks or backing-up drains promptly through the property’s maintenance or emergency route, as appropriate.

Ask whether a simple step, such as using a plunger, is suitable for the fixture and permitted by the property’s instructions. Avoid dismantling plumbing or using a drain snake, chemical treatment or improvised mixture without appropriate instructions and authorization. If the problem returns, update your maintenance request rather than repeating an unsuccessful attempt.

Use appliance instructions for simple checks

If your refrigerator is not cooling properly, check whether an item prevents the door from closing and note the temperature-control setting. Use the manual for the exact model before changing a setting or trying another step. Whirlpool’s refrigerator guide discusses manuals, door closure, settings and blocked internal air vents; it also identifies problems that require professional service.

Report the loss of cooling when you notice it. A simple check should not delay the request. Include the make and model if accessible, what stopped working and any error message. Leave dismantling, electrical or gas work, moving connected equipment and replacement decisions to the authorized service process. For an oven, washer or other appliance, use that manufacturer’s model instructions.

Understand care responsibilities and use reliable resources

California Civil Code §1941.2 lists residential tenant duties concerning cleanliness, waste disposal, proper fixture use and intentional damage. Its effect on a landlord’s repair duty requires the specified substantial violation and contribution or interference; it does not make every maintenance problem the resident’s responsibility. The statute also provides an exception for certain cleaning and waste duties the landlord expressly agrees in writing to perform.

Keep your lease, move-in condition record, appliance manuals and written property instructions where you can find them. A manufacturer’s guide for the exact product is more useful than a general repair video. If you want a class or additional instruction, confirm the actual provider, availability and topic; a class does not authorize alterations to a rental home.

Submit a useful maintenance request

For a Coastline-managed home, the resident portal page provides the existing login route for maintenance requests and communications. For another property, use the reporting route your landlord or manager supplied. Follow your property’s emergency instructions for urgent conditions.

  • Identify the room or fixture and describe what you observed, including when it started and whether it is getting worse.
  • Add a clear photo or the appliance model and error message when useful and safe to obtain.
  • Explain access constraints and any simple checks already completed. Keep the request record and update the manager if the condition changes.

Report what is happening even when the cause is unclear. That gives the maintenance team a starting point and helps you keep a record of the issue and follow-up.
