How to Calculate a Triple Net (NNN) Lease + Formula

A triple-net lease shifts some property costs from the owner to the tenant, but the lease language still controls. The label NNN does not answer who pays for every repair, how common-area costs are allocated, when estimates are reconciled or what happens when the building needs capital work.
What NNN usually means
In a typical triple-net structure, the tenant pays base rent plus defined shares of property taxes, insurance and common-area maintenance. The exact obligations are contractual. Review the lease, amendments, exhibits, budgets and reconciliation language together.
Build the operating record before billing
Separate the cost categories
Keep taxes, insurance, utilities, common-area services, repairs, management charges and capital work identifiable. A tenant should be able to understand what a charge represents and how the allocation was calculated.
Document the allocation
Track the rentable area, tenants included, allocation method, exclusions, credits and supporting invoices. Do not assume that a pro-rata formula applies to every cost or every lease.
Reconcile estimates
Annual estimates can differ from actual expenses. The reconciliation should show the budget, actual cost, tenant share, prior payments and any balance or credit, subject to the lease’s timing and notice requirements.
Distinguish maintenance from capital work
Routine common-area work may be recoverable under a lease. Structural work, replacements, improvements and management fees may be treated differently. Read the defined terms and confirm the treatment before passing through a cost.
California documentation matters
California Civil Code section 1950.9 applies to certain building operating-cost charges for qualified commercial tenants and requires specific allocation, notice and supporting documentation conditions. It applies to leases and tenancies described in the statute, not automatically to every commercial lease. Review the official California statute and consult qualified counsel before relying on this summary.
Questions owners should ask
- What does each lease define as taxes, insurance, CAM, repairs and capital work?
- Which costs are excluded, capped, grossed up or subject to a separate approval?
- How are budgets, invoices, allocations and reconciliations stored?
- Who reviews tenant questions and disputed charges?
- What does the lease require before a new cost or allocation method is used?
NNN administration is a control problem as much as an accounting problem. Clear lease data, consistent coding, documented work and timely communication protect the owner-tenant relationship and make the financial record easier to defend.
