Using Apartments.com to Compare Rentals and Apply
Anthony A. Luna • November 22, 2024
Apartments.com can help you compare apartments, houses, condos and townhomes. The site says it lists more than one million rentals. A search result is a starting point: confirm the unit, price, move-in date and application process with the listing contact before spending money or making plans.
Build a short list you can actually compare
Start with the monthly rent you can carry, the move-in date and the locations that work for your daily trips. Use filters for bedrooms, pets, parking, accessibility features and lease length, then open the individual listing. Photos and amenity badges can describe a property rather than the exact available unit, so ask which unit and terms apply.
- Availability: Is the listed unit available for your date, and when was that confirmed?
- Total monthly cost: Ask about utilities, parking, pet charges and recurring fees in addition to advertised rent.
- Move-in cost: Request the deposit, application charge and any other upfront amount in writing.
- People on the application: Confirm what co-applicants or a guarantor need to submit.
Understand the application button
The platform’s application-type guide distinguishes “Request to Apply” from a completed paid application. A request may first share self-reported information with the listing manager; an invitation to apply may follow. Its renter application guide explains information requested for a full application, including co-applicants and guarantors. These are platform steps, not an approval or a promise that every listing uses the same process.
As of October 2, 2026, the platform’s property-manager help article states $32 plus tax for a reusable application and screening reports shared with up to ten participating landlords for 30 days. Its renter help page shows conflicting $29 and $32 figures. Confirm the actual charge at checkout and whether the listing participates before paying. A property may have other requirements or charges; the platform price alone does not resolve California fee rules for a specific application.
Read the lease terms before accepting
Check the exact address and unit, rent, term, deposit, utilities, parking, pets, repair contact, renewal terms and what happens if you need to leave early. If a listing mentions digital signing or rent payments, confirm whether this property uses those tools and who will receive your payment. Keep the listing, written answers and signed documents together.
Compare neighborhoods with the same questions
Compare Long Beach, Santa Monica and San Diego using the same commute, total-cost and unit-availability questions. Check the actual route and neighborhood for each address instead of assuming a city is affordable or a commute will be short.
When you find a promising rental, contact the listing manager, confirm the current terms in writing and use the application path shown for that unit. If a required fact is missing, ask before you apply.
