Commercial Real Estate Companies: Roles, Scale and Examples

Match a commercial real estate company to the assignment: leasing or sales advice, property operations, development, or investment management. The ten companies below cover those roles, which can overlap on the same asset. Compare the team, market and contract responsibilities before comparing company size. The financial and property figures below are historical measures from 2021, 2023 and 2024; each has its own reporting date and definition.
Start with the work you need done
Commercial real estate includes office, retail, industrial and multifamily properties. For a lease or sale, identify the team representing your interests in that property type and market. For a development, define who supplies capital, obtains approvals and delivers the project. For investment management, establish the ownership structure, operating authority and reporting you will receive. A company may serve more than one function, so the proposal should name the entity and people accountable for your assignment.
Services and advisory firms
CBRE
CBRE’s 2021 Form 10-K describes advisory work including leasing, property sales, mortgage services, property management and valuation. It reported approximately $388.7 billion of property sales transactions that year, within $477.8 billion of total capital-markets transactions that also included mortgage originations and loan sales. Those figures measure completed transaction activity. For a new assignment, review the local team’s relevant work and written scope.
JLL
JLL’s company profile lists leasing advisory, capital markets, real estate management, technology and investment management. The practical distinction is which service you are engaging. An occupier planning a workplace, an owner leasing a building and an investor allocating capital need different deliverables and decision rights, even when the company name is the same.
Colliers
Colliers’ services catalog covers occupier services, capital markets, valuation, project management and real estate management. Its catalog separates work for occupiers from work for owners and investors. Use that distinction to identify who represents you, how the team is paid and which property-level responsibilities the engagement includes.
Cushman & Wakefield
Cushman & Wakefield’s company profile identifies agency leasing, asset services, capital markets, occupier services, project and development work, tenant representation and valuation. Ask for examples from the proposed team in your sector. A national service menu can help define the assignment; the local engagement still needs named responsibilities, reporting and fees.
Development and property platforms
Hines
Hines combines investment, development and property work, as described in its investment-management overview. Two useful project examples are Salesforce Tower in San Francisco and JPMorgan Chase & Co. Tower in Houston. Hines co-developed Salesforce Tower with Boston Properties and sold its interest in April 2019; its property page identifies Boston Properties as the owner and operator. Hines’ 2021 Houston announcement describes its original development of that tower in 1982. When reviewing a project example, establish the firm’s role during the period relevant to your assignment.
Prologis
Prologis focuses on logistics real estate. Its 2024 Form 10-K describes leasing, property management, acquisitions, development and dispositions, with real estate and strategic-capital segments. At December 31, 2024, it reported properties and development projects, held directly or through co-investment ventures, expected to total about 1.3 billion square feet. That measure includes development projects and co-investments. For a warehouse assignment, examine the specific facility, location, delivery requirements and operating team.
Brookfield Properties
Brookfield’s real-estate overview spans sectors including office, retail and housing. For a concrete property-level example, Brookfield Properties’ current 200 Liberty Street page describes office space within Brookfield Place’s retail, dining and public-space setting and identifies CBRE as the operator. Identify the landlord, manager and leasing representative for the exact building. Several company roles can meet at one property.
Investment managers and property owners
Blackstone
Blackstone reported $336.1 billion in real-estate assets under management in its second-quarter 2024 release. AUM describes assets managed under the firm’s reporting definition. For an investment, read the particular fund’s strategy, ownership interests, valuation method, fees and liquidity terms. A company-wide AUM figure gives scale context; the investment documents establish your exposure and rights.
Vornado Realty Trust
Vornado’s company overview describes ownership, management and development focused on New York office and Manhattan street retail. Its portfolio and financial reports answer different questions: which properties and interests the company holds, how those interests are accounted for and how they perform. Define the measure you need before attaching a dollar value to the portfolio.
Simon Property Group
Simon’s 2023 annual report describes ownership, development and management of shopping, dining, entertainment and mixed-use destinations. At year-end 2023, it reported ownership or interests in 195 U.S. income-producing properties and 35 international outlet properties, alongside other investments described in the report. For a retail assignment, review the specific center, tenant mix, lease responsibilities and proposed operating support.
Compare the proposed assignment
- Team and experience: Request comparable work in the same market and property type, applicable credentials and references for the people who will handle the assignment.
- Scope and economics: Identify the contracting entity, included work, exclusions, fees, owner approvals and responsibility for vendors or project delivery.
- Reporting and tools: Review a sample deliverable, the reporting schedule, data access and who answers an unresolved operating question.
- Measure and date: Label transaction volume, AUM, accounting assets, square footage and property counts separately. Compare the same measure and period when assessing scale.
