Rental Decorating on a Budget: Start with One Room

Start a rental refresh with one room and the items you can take with you: furniture, lighting, storage, and textiles. Rearrange what you own before buying anything. For changes to walls or installed features, check your lease and ask your property manager first.
Choose one goal and set the full budget
Name the problem you want to solve. A room may need a place to read, less visible clutter, or a layout that makes it easier to move around. Pick that goal before choosing a color scheme or shopping for accents.
Set a spending limit for the whole room. Include delivery, supplies, and any assembly you plan to pay for. Measure the available floor space, the doorway, and the item itself before ordering. Keep a short list of essentials and save optional purchases for later.
Change the layout before you buy
Try a different furniture arrangement and live with it for a few days. Keep exits, vents, and access to installed equipment clear. Then decide what is still missing:
- A place to read: Try a chair and a portable lamp before replacing installed lighting.
- Less clutter: Use baskets, drawer organizers, or freestanding storage sized for the items you need to put away.
- A more coordinated room: Choose a rug, bedding, or cushions as your starting point and repeat a few colors you like.
- More usable floor space: Remove furniture that does not serve the room's main purpose before adding another piece.
Add color with portable pieces
Pillows, towels, washable covers, and rugs let you change a room using items you own. Check dimensions and care instructions before purchasing. If a secondhand piece interests you, inspect its condition and confirm that you can transport it.
Choose plants for the light available in the room. Use saucers to protect floors and sills, and place pots where watering will stay clear of electrical equipment.
Check proposed alterations before buying materials
Paint, mounted shelves, curtain hardware, and replacement fixtures deserve a separate conversation with your property manager. Describe the product, installation method, room, and proposed restoration plan. Keep the written response with your lease records.
Removable wallpaper, hooks and tape can still lift paint or leave residue. Results depend on the wall finish, installation, time in place, heat and humidity. After obtaining any required approval, follow the manufacturer's surface and removal instructions and test a small, inconspicuous area with your manager's permission. Keep dated photos and the instructions; a successful test does not guarantee damage-free removal later.
If an installed item is approved for replacement, agree on who will do the work and what must be restored when you move out. Leave electrical and plumbing work to an appropriate professional. Label and store any original parts the manager asks you to keep, and photograph them before storage. Check the restoration plan before buying the replacement.

Keep maintenance issues visible
